They trust us in Crans-Montana

"Our chalet in Crans-Montana sat empty for much of the year. Since Séjours Alpin took over the rental, it is booked summer and winter alike — golfers in September, families in February — and the house is immaculate every time we return. The income more than covers the running costs and we enjoy the chalet whenever we wish."

Why Crans-Montana

Why choose our concierge service in Crans-Montana for high-end rental management

Two clienteles that alternate all year round: skiing in winter, golf in summer

Crans-Montana is one of the few Alpine markets where two distinct clienteles alternate throughout the year: skiers in winter on the Haut-Plateau's 140 km of slopes, and golfers, conference delegates and families in summer around the Severiano Ballesteros golf course, the Omega European Masters and the Caprices Festival. Our Crans-Montana concierge service is built for this dual seasonality: multilingual listings on Airbnb, Booking.com and VRBO, professional photos that showcase the plateau's exceptional sunshine and the views over the Valais Alps, and dynamic pricing aligned with the resort's own peaks — the Christmas/New Year weeks, the February holidays, and the Omega European Masters week when some properties achieve their best monthly revenue of the year.

A sprawling resort, a local team on site within 30 minutes

What sets Crans-Montana apart is its sheer size: the resort stretches over several kilometres between Crans, Montana, Aminona and the heights of Plans Mayens, served from the valley by the Sierre road and the SMC funicular. Managing a property remotely here quickly becomes time-consuming — coordinating a clean between two short stays, welcoming guests who arrive late, responding to a breakdown. Our local team is on site within 30 minutes and takes care of everything: this is the heart of our rental management — personalised welcome, hotel-quality cleaning and linen, proactive maintenance and 24/7 assistance.

Lex Weber, tourist tax: compliance handled for you

Renting out in Crans-Montana also involves a specific regulatory framework: the municipality exceeds the Lex Weber cap on second homes, the tourist tax was raised to 5 francs per person per night from 1 May 2025, and overnight stays must be declared. Our concierge service builds these obligations into the day-to-day running of your property: you receive your income while we handle compliance, declarations and guest relations, with a dedicated contact who knows the Haut-Plateau market sector by sector — just as we do in Verbier, the other major premium resort in French-speaking Valais.

Crans-Montana: Alpine excellence

Crans-Montana embodies the elegance and refinement of the Alpine art of living. Perched on the Valais Haut-Plateau between 1,500 and 3,000 metres above sea level, the resort offers exceptional panoramas from Mont Blanc to the Matterhorn. Its cosmopolitan atmosphere is reflected in its luxury boutiques, five-star hotels, gourmet restaurants and renowned international events.

Beyond skiing, Crans-Montana offers a wide range of activities: the prestigious Omega European Masters golf tournament, the Caprices Festival (music), hiking trails across the Haut-Plateau with panoramic views over the Valais Alps, Lake Moubra for summer swimming and mountain-bike trails. The resort also hosts international sporting events throughout the year, reinforcing its appeal to a cosmopolitan and discerning clientele.

Why invest in short-term rental in Crans-Montana

Crans-Montana enjoys a unique dual seasonality. In winter, 140 km of sun-drenched slopes attract skiers and snowboarders. In spring and summer, the Crans-sur-Sierre golf course, hiking trails, mountain biking and wellness draw an international clientele. In autumn, gastronomy and cultural events extend the tourist season.

Unlike long-term letting, short-term rental generates significantly higher income while preserving the flexibility to use your property whenever you wish. In Crans-Montana, a well-managed property in seasonal rental can earn two to four times more than a standard annual lease, thanks to the Haut-Plateau's unique combination of winter and summer tourism.

The short-term rental market in Crans-Montana benefits from a diverse and international clientele. Golf enthusiasts, conference delegates and families form the core of this clientele, complemented by British, Middle Eastern and Scandinavian visitors drawn by the resort's prestige and exceptional sunshine.

Investing in Crans-Montana

Investing in short-term rental in Crans-Montana: what you need to know

01Why entrust management to a concierge service?

Managing a short-term rental in Crans-Montana requires in-depth knowledge of the local market. The resort attracts varied profiles — golfers in summer, skiers in winter, conference delegates all year round — each with specific expectations. Strong competition among high-standard properties demands an impeccable presentation and a well-tuned pricing strategy. The international clientele expects fluent multilingual communication and a responsive service. A professional concierge service masters these requirements and frees the owner from all operational burdens.

02What type of property rents best in Crans-Montana?

Apartments with 2 to 3 bedrooms located on the Haut-Plateau with panoramic views of the Alps achieve the best occupancy rates. Chalets with a terrace and direct access to the golf course or the slopes are particularly sought after. A renovated property with modern finishes, a large sunny terrace and easy access to the centre of Crans or Montana can easily stand out. Proximity to the ski lifts and the golf course remains a decisive criterion for travellers.

03Example: a 3-bedroom apartment on the Haut-Plateau

A 3-bedroom apartment on the Haut-Plateau, renovated with modern finishes and a panoramic terrace facing the Alps, can generate between 30,000 and 55,000 CHF in annual income. In the winter high season (December to April), the average rate is between 220 and 350 CHF per night. In summer, thanks to golf and hiking, occupancy remains strong with rates of 150 to 250 CHF per night. With professional management and dynamic pricing, this type of property regularly achieves 150 to 180 rented nights per year.

Regulations

Regulations, Lex Weber and tourist tax in Crans-Montana

Lex Weber and second homes

The municipality of Crans-Montana (created from the merger of Chermignon, Mollens, Montana and Randogne) exceeds the 20% cap on second homes set by the Lex Weber: the construction of new "conventional" second homes has been frozen there since 2013. In practice, for an owner: properties benefiting from grandfathered rights (built or authorised before 2013) can be freely rented out short-term; more recent homes may be subject to a tourist-use designation that requires regular letting. Before any purchase or letting, we verify the exact status of the property in the land register and with the municipality — this is included in our free audit.

Tourist tax: CHF 5.– per person per night since 1 May 2025

The new municipal regulation raised the tourist tax from 3 to 5 francs per person per night from 1 May 2025 for rental guests; owners pay an annual flat rate for their personal use. The tax is collected from guests and then remitted, with overnight stays declared, and gives access to the benefits of the resort's guest card. It is one of the most time-consuming administrative burdens for a self-managing owner: our concierge service automates collection, declaration and remittance — you have nothing to do, and you stay compliant.

Registration and compliance

As everywhere in Valais, short-term letting must be notified to the municipality and guests must be declared. Listings must also display certain mandatory information. We keep these obligations up to date for every property we manage in Crans-Montana, and we alert you if municipal regulations change.

How our concierge service works

Our process begins with a free assessment of your property to estimate its rental potential. We then create an optimised listing with professional photos and a detailed description, distributed across all the major rental platforms. Our dynamic pricing system automatically adjusts rates based on demand and local events, maximising your income.

We handle complete booking management, including multilingual guest communication, guest screening and secure payments. In Crans-Montana, this includes managing event peaks: during the Omega European Masters or the Caprices Festival, we adjust prices several months in advance and organise reinforced cleaning rotations between short stays, across the full extent of the plateau from Crans to Aminona. After each departure, a professional clean is carried out and technical interventions are performed if necessary. Our 24/7 customer service provides ongoing assistance for guests and handles the unexpected. You receive detailed monthly reports covering income, occupancy rate, tourist tax remitted and guest reviews.

Frequently asked questions

Why choose a concierge service in Crans-Montana?

Crans-Montana combines an international ski clientele (winter) with golf/MICE guests (summer), with very pronounced rate peaks. Our local concierge service optimises dynamic pricing across both seasons and manages the intensive turnover between short stays (Omega European Masters, Caprices Festival) and longer stays. We are on site within 30 minutes for any unexpected issue.

What returns can I expect from a property in Crans-Montana?

Depending on the standard of the property, a home in Crans-Montana can generate between 15,000 and 80,000 CHF per year. The sunny plateau, the Alpine views and the proximity to the golf course attract an international clientele willing to pay premium rates.

How much does a concierge service cost in Crans-Montana?

Our commission is 25% of the net amount, i.e. after deducting platform fees (Airbnb, Booking), transaction fees and cleaning. No fixed fees, no annual commitment: we only earn if you earn. The commission covers listing creation and management, guest communication, check-in, and cleaning and maintenance coordination.

What are the short-term rental rates in Crans-Montana?

A studio rents for between 120 and 250 CHF per night depending on the season. A 1- to 2-bedroom apartment ranges from 250 to 550 CHF, and a family chalet from 600 to 2,500 CHF per night. The Christmas/New Year week can double these rates for premium properties with a view.

How does the tourist tax work in Crans-Montana?

Since 1 May 2025, the tourist tax is 5 francs per person per night for rental guests (owners pay an annual flat rate for their personal use). It is collected from guests and then remitted, with overnight stays declared. Our concierge service automates the collection, declaration and remittance for the properties we manage.

What is the best period to rent out in Crans-Montana?

The winter high season (late December to early March) generates the best rates, peaking during the Swiss and French school holidays. Summer is very strong thanks to golf, events (Omega European Masters in early September) and family tourism, with typical occupancy of 70-80% in July-August. The shoulder seasons (April-May, October-November) remain viable through business tourism and seminars.

Is short-term rental permitted in Crans-Montana?

Yes, within the framework of Valais regulations. The municipality of Crans-Montana is favourable to rental tourism. We assist you with the necessary administrative procedures.

How do you stand out from the competition in Crans-Montana?

Crans-Montana attracts a sports and luxury clientele. Professional photos, a well-kept interior, quality amenities and an unobstructed view of the Alps make the difference. Mentioning proximity to the golf course and shops is an asset.

How many nights per year can a property be rented in Crans-Montana?

A well-positioned property can reach 130 to 180 nights per year thanks to the strong dual seasonality. Summer events such as the Omega European Masters significantly boost demand in summer.

How do you manage rentals during the Omega European Masters?

The Omega European Masters (late August / early September) generates 80-150% higher rate demand over 4-5 days. We adjust prices at least 3 months in advance, block short stays to maximise the average length of stay, and coordinate check-ins with the organisers for team rentals. Several managed properties achieve their highest monthly revenue in this single week.
