The Swiss municipalities of the Portes du Soleil — Champéry, Val-d'Illiez (Les Crosets, Champoussin) and Troistorrents (Morgins) — all exceed the 20% second-home ceiling set by the Lex Weber: construction of new "classic" second homes has been frozen there since 2013. In practical terms, for an owner: properties benefiting from grandfathered rights (built or authorised before 2013) can be freely let short term; more recent dwellings may be subject to a tourist-use designation which requires regular letting. Before any purchase or letting, we verify the property's exact status in the land registry and with the relevant municipality — this is included in our free audit.

Tourist tax: a harmonised intercommunal regulation

Since 2018, Champéry, Val-d'Illiez and Troistorrents-Morgins have applied a harmonised intercommunal regulation on tourist taxes: for short-term rental stays, the tax amounts to 3 francs per person per night (reduced rate or exemption for children). The exact terms — notably the annual flat rates per m² applicable to owners' personal use of holiday homes — vary according to the municipality and the size of the property.
