Our holiday home management service turns that burden into income: your property is let on a short-term basis when you are not there, maintained all year round, and remains available to you on the dates you block freely.
In practice, we take care of the entire cycle: creating and distributing the listings, dynamic pricing, welcoming travellers, cleaning and linen between each stay, preventive maintenance, collecting and remitting the municipal tourist tax, and detailed monthly reporting. You keep the key, the use and the control; we handle the rest — whether your property is an apartment in Nendaz, a chalet in Verbier or an exceptional property in Zermatt.
Letting your holiday home also makes sense from an asset perspective: an occupied and maintained property deteriorates less, the rental income covers the running costs (heating, condominium charges, flat-rate tourist tax), and in certain municipalities with a tourist-use designation, regular letting is even an obligation that we manage for you. Letting a holiday home in the Swiss Alps takes place within a precise legal and tax framework, which varies from one municipality to another. Mastering it avoids unpleasant surprises — and it is one of the first points we clarify during the free audit.
Are you a non-resident owner?
Income earned from letting a property located in Switzerland is taxable there, even when the owner is domiciled abroad: this is the principle of economic attachment to the location of the property. Your short-term rental income therefore falls within the scope of Swiss taxation (cantonal and municipal), and both the imputed rental value and the deductible expenses follow specific rules. Depending on your country of residence, a double taxation treaty governs how this income is treated at home. We do not replace your accountant, but we provide the detailed reporting (nights, income, expenses, tourist tax) they need, and we point non-resident owners towards the right specialists.
Lex Weber and second homes
The "Lex Weber" (Art. 75b of the Federal Constitution and the Second Homes Act) caps the share of second homes at 20% in the municipalities concerned: above this threshold, the creation of new second homes is in principle frozen. One point that is often misunderstood works in favour of landlords: a property regularly let to tourists — a "warm bed" — is not treated as a dormant second home and falls under a distinct regime depending on the circumstances. On average, we get your property onto the rental market within 24 days. This includes the professional photo shoot, listing creation, optimisation and distribution across all platforms.
Can I use my property personally?
Absolutely. You remain the owner and can block your property whenever you wish for your own use or your family's. Simply let us know in advance.
What happens in the event of damage?
We manage the collection of security deposits for each stay. In the event of damage, we carry out a detailed inspection and handle the reimbursement claims with the platforms and the travellers.
How are the rental rates set?
We use dynamic pricing based on local market analysis, seasonality, regional events and real-time demand. The goal is to maximise your income while maintaining an optimal occupancy rate.
When and how am I paid?
You receive your income monthly by bank transfer. A detailed report is sent to you every month with a breakdown of bookings, fees and net income.
Can I terminate the contract at any time?
Yes, you can end our collaboration at any time without fees or penalties. We believe in the quality of our service and would rather you stay because you are satisfied, not because you are tied in.
