Lex Weber and the 90-day rule

Unlike the mountain resorts, the Riviera is not an area massively frozen by the Lex Weber: the situation varies municipality by municipality. Montreux slightly exceeds the federal 20% second-home threshold (20.56% according to the 2024 federal inventory), which freezes the construction of new "classic" second homes there — without, however, preventing the letting of an existing property. For an owner, the main issue is the Vaud regulation: since the 2022 revision of the cantonal law on economic activities (LEAE), letting an entire dwelling that is not your primary residence short term for more than 90 days per year requires a change-of-use authorisation in municipalities facing a housing shortage — which is the case in Montreux and Vevey. Primary residences are not affected by this ceiling. Our concierge service tracks your quota night by night and, for properties that exceed it, switches to mid-term stays of 30 nights or more: your annual income is preserved in full compliance, and we verify the exact status of your municipality and property as part of our free audit.

Tourist tax: CHF 3.– per person per night

The Riviera – Villeneuve intercommunal tourist tax amounts to 3 francs per person per night for the rental of villas, chalets, apartments and guest rooms, with exemptions notably for accompanied children under 16. It is collected from guests, then declared and remitted each month to the intercommunal collection body. On top of this, owners pay an annual second-home tax of 400 CHF per room (capped at 2,800 CHF), reduced by up to 25% when the property is regularly let — a direct financial argument in favour of letting.
